• ADDITIONAL FEES


    • Tax- A 5% county accomodation tax and a 6% state tax that will be added to the advertised rate.

    Accidental Damage Waiver- A non-refundable $25 accidental damage waiver is placed on all rentals. The Offlake Rentals damage waiver covers accidental damages up to $500 as long as the damage is not willful, wanton or a result of gross negligent behavior (excludes damages caused by pets).

    Cleaning- An additional charge for cleaning ranging between $40-$175 per stay, regardless of number of nights. These charges are not included in the advertised rate.

    Hot Tub- There is an optional 1-time HOT-TUB fee of $75 to utilize the hot tub in any homes offering a hot tub. This fee covers having the necessary cleaning & servicing. A key to the tub cover is provided upon payment.

    Linens-  Full linen sets, including sheets, bath and kitchen towels, are available as an option for most homes, excluding the prestigious homes. Linens are provided upon payment and delivered to the front door prior to guest arrival. There is additional charge for linens ranging between $30-$70 per stay, regardless of number of nights. These charges are not included in the advertised rate as we make allow the guest to provide their own linens to keep their stay as inexpensive as possible if they choose. If you wish beds to be fully made upon your arrival, you may request our premium service for an additional $35.

    Linens are not optional for the prestigious homes, however upon guest arrivals beds are fully made. There is an additional charge ranging between $55-$70 per stay, regardless of number of nights. These charges are not included in the advertised rate.

    Pets- Should you be bringing Fido along and the home accomodates dogs, there is a non-refundable pet deposit of $65 due. Renter is liable for any additional damage to property and for cleaning any dog mess. In the event that a pet is found in or around the rental unit without the permission of the rental agency, eviction and loss of your license fees can result.


  • AGE REQUIREMENT


    • All of our properties are privately owned; therefore, it is the responsibility of Offlake Rentals to rent to family groups only. No sororities, fraternities or non-chaperoned groups are allowed. You must be 24 years of age or older to obtain a rental license or 21 years of age if active military. Any violation of these standards will be grounds for eviction without refund.


  • CANCELLATIONS & CHANGES


    • We understand that sometimes it is necessary to change or cancel a reservation and we will do our best to re-rent your reserved property for the same rate and time period. All cancellations must be received in writing at which time the property will be made available to another guest. There is no refund unless the property is re-rented for the exact time period and same rate, at which time a $75.00 cancellation fee will be charged. Once a reservation is made and confirmed, if for any reason a change needs to be made on the same home, a $50.00 change will be charged. If the change involves another property, it will fall under the cancellation policy.


  • CHECK IN/OUT


    • Check In - 3:00 PM
    Check Out - 11:00 AM
    Extended checkout may be possible depending on other guest arrivals and cleaning schedule.
    Please respect these times if early check-in or late check-out has not been arranged. Our cleaning crews require this time to prepare the home for the next guest.


  • DEPOSIT/PAYMENT


    • Down payment of 50% is due within 5 days of making reservation. If payment has not been received the property will be made available to public. Final payment is due 30 days prior to arrival. We gladly accept VISA, Mastercard, Discover, American Express, Money Order, Cashier’s Check, Cash and personal checks 30 days prior to arrival. NO personal checks will be accepted on arrival. A $50.00 bank charge will be applied for all returned checks.

  • HOLIDAYS


    • The following holidays require a 3-night minimum stay with us: Memorial Day, Independence Day, Labor Day, Thanksgiving, New Years Eve, President's Day, and Martin Luther King Day. No check-ins on December 25th.


  • TELEPHONES


    • A long distance calling card may be needed for long distance calls.


  • WHAT TO BRING WITH YOU


    • We recommend that you bring paper products, toiletries, beach towels, detergents, trash bags and charcoal for outdoor grills with you. Winter guests renting homes with wood burning fireplaces should bring fire starters or kindling.
