What are the taxes?  A 6% county accomodation tax and a 6% state tax will be added to the advertised rate.
What is the Accidental Damage Waiver?  A mandatory,  non-refundable $45 accidental damage waiver is placed on all rentals. The Offlake Rentals damage waiver covers accidental damages up to $500 as long as the damage is not willful, wanton or a result of gross negligent behavior (excludes damages caused by pets).
What is the Linen Service & Cost Saving Options?  Full linen sets, including sheets, pillowcases, bath and kitchen towels are included in the advertised rate.  As a cost saving option our guests have the right on most homes (excluding the "Linen Ready" homes) to have the linen expense (ranges between $30 - $70 per home) eliminated from their reservation amount and to provide their own linens.  On "linen optional homes" the linens will be delivered on your day of arrival and placed inside the home.  If you desire our turn down service (beds fully made & comforter pulled back) upon your arrival, you may request the turn down service for an additional $10 per bed. Linens are not optional for the "Linen Ready" homes; however upon guest arrivals beds are fully made and turn down service is included.
Are pets welcome?  Should you be bringing Fido along and the home accomodates dogs, there is a non-refundable pet deposit of $65 due. Renter is liable for any additional damage to property and for cleaning any dog mess. In the event that a pet is found in or around the rental unit without the permission of the rental agency, eviction and loss of your license fees can result, along with an additional fee of $500 for pet dander cleanup.  Under no circumstances are pets permitted on furniture.  Should pet hair be found on furniture renter agrees to allow Management Company to charge Renter credit card an additional cleaning rate of $1 per minute (minimum of $30) for cleaning company time to remove pet hair.  Should dry cleaning be necessary afterwards this amount shall also be charged to renter credit card.  While we love dogs, please respect the homeowner's property and no additional charges will be necessary!


All of our properties are privately owned; therefore, it is the responsibility of Offlake Rentals to rent to family groups only. No sororities, fraternities or non-chaperoned groups are allowed. You must be 24 years of age or older to obtain a rental license or 21 years of age if active military. Any violation of these standards will be grounds for eviction without refund.


 We will do our best to re-rent your reserved property for the same rate and time period.  All cancellations must be received in writing at which time the property will be made available to another guest.  There is no refund unless the property is re-rented for the exact time period and same rate, at which time a $75.00 cancellation fee will be charged. Once a reservation is made and confirmed, if for any reason a change needs to be made on the same home, a $50.00 change may apply. If the change involves another property, it will fall under the cancellation policy.

Extended checkout may be possible depending on other guest arrivals and cleaning schedule.
Please respect these times if early check-in or late check-out has not been arranged.

Deposit is required within 5 days of making reservation. If payment has not been received the property will be made available to public. Final payment is due 30 days prior to arrival. We gladly accept VISA, Mastercard, Discover, American Express, Money Order, Cashier's Check, Cash and personal checks 30 days prior to arrival. NO personal checks will be accepted on arrival. A $50.00 bank charge will be applied for all returned checks.


The following holiday seasons require a 3-night minimum stay with us and may be subject to an increase in rates: Memorial Day, Independence Day, Labor Day, Thanksgiving, Christmas, New Years Eve, President's Day, and Martin Luther King Day in addition to the annual Autumn Glory Festival.  No check-ins on December 25th please.  


Most homes offer land lines.  A long distance calling card may be needed for long distance calls.  A landlilne is not guaranteed as most people utilize cell phones - if this is critical to you please confirm with reservationist before completing your reservation.


We recommend that you bring toiletries, beach towels, detergents, and charcoal for outdoor grills with you. Winter guests renting homes with wood burning fireplaces should bring fire starters or kindling.  Firewood is often provided at homes with a firepit but is not guaranteed.  Many local vendors sell packaged firewood.  We will supply starer rolls of toilet paper, paper towels, trash bags, and other niceties.
