ADDITIONAL FEES

Tax- A 5% county accomodation tax and a 6% state tax that will be added to the advertised rate.
Accidental Damage Waiver- A non-refundable $45 accidental damage waiver is placed on all rentals. The Offlake Rentals damage waiver covers accidental damages up to $1,500 as long as the damage is not willful, wanton or a result of gross negligent behavior (excludes damages caused by pets).
Linens- Full linen sets, including sheets, bath and kitchen towels, are available as an option for most homes, excluding the "Linen Ready" homes. Linens are provided upon payment and delivered to the front door prior to guest arrival. There is additional charge for linens ranging between $30-$70 per stay, regardless of number of nights. These charges are not included in the advertised rate as we may allow the guest to provide their own linens to keep their stay as inexpensive as possible if they choose. If you wish beds to be fully made upon your arrival, you may request our premium service for an additional $30. Linens are not optional for the "Linen Ready" homes; however upon guest arrivals beds are fully made.
Pets- Should you be bringing Fido along and the home accomodates dogs, there is a non-refundable pet deposit of $65 due. Renter is liable for any additional damage to property and for cleaning any dog mess. In the event that a pet is found in or around the rental unit without the permission of the rental agency, eviction and loss of your license fees can result, along with an additional fee of $500 for pet dander cleanup.


AGE REQUIREMENT

All of our properties are privately owned; therefore, it is the responsibility of Offlake Rentals to rent to family groups only. No sororities, fraternities or non-chaperoned groups are allowed. You must be 24 years of age or older to obtain a rental license or 21 years of age if active military. Any violation of these standards will be grounds for eviction without refund.

CANCELATIONS & CHANGES

If Travel Insurance is purchased, please check with Travel Guard Insurance about refund should cancellation be necessary.  If you choose to waive Travel Insurance we will do our best to re-rent your reserved property for the same rate and time period.  All cancellations must be received in writing at which time the property will be made available to another guest.  There is no refund unless the property is re-rented for the exact time period and same rate, at which time a $75.00 cancellation fee will be charged. Once a reservation is made and confirmed, if for any reason a change needs to be made on the same home, a $50.00 change may apply. If the change involves another property, it will fall under the cancellation policy.

We gladly accept VISA, Mastercard, Discover, American Express, Money Order, Cashier's Check, Cash and personal checks 30 days prior to arrival. NO personal checks will be accepted on arrival. A $50.00 bank charge will be applied for all returned checks.

HOLIDAYS

The following holidays require a 3-night minimum stay with us: Memorial Day, Independence Day, Labor Day, Thanksgiving, New Years Eve, President's Day, and Martin Luther King Day. No check-ins on December 25th.

WHAT TO BRING WITH YOU

We recommend that you bring toiletries, beach towels, detergents, and charcoal for outdoor grills with you. Winter guests renting homes with wood burning fireplaces should bring fire starters or kindling.
